More fields on the edge of Penrith could disappear under housing as Story Homes draws up plans for another 265 properties north of the town.
The developer has opened a public consultation on a third phase of its Fairways estate, with residents given until Friday 13 November to respond. The proposals would extend the development onto agricultural land east of Inglewood Road, near Penrith Golf Club, while construction of phase two is still under way.
Penrith Town News first reported on the plans in June, when Story Homes sought a decision from Westmorland and Furness Council on whether an Environmental Impact Assessment would be needed. At that point, the scheme proposed around 260 homes on just over 10 hectares of grazing land between the housing development and the golf club.
The latest figure quoted by the developer is for around 265 homes. A new junction on Inglewood Road would provide the main entrance, with possible further vehicle links through phase two. Some properties would have direct access onto Inglewood Road, bringing more residential entrances onto the road as well as the new estate junction.
Alongside the housing, Story Homes proposes a community centre and an equipped play area. However, the centre would need an organisation willing to take on its ownership and running. Maintenance of the play area would fall to the estate’s management company.
The land is identified as a future growth area in the Eden Local Plan, but this remains a proposal at the developer’s pre-application consultation stage. Residents now have an opportunity to challenge the plans, raise concerns and seek changes before the scheme progresses.
Penrith Town Council’s planning committee will discuss the proposals and agree its response at a meeting on Monday evening but residents can also view the plans and submit their views through the Story Homes consultation website or email consultation@storyhomes.co.uk. Comments must reach the developer by midnight on Friday 13th November.
