Council Officers Considering Plans Submitted to Build 89 Houses on Land to the North of Penrith

An Outline planning application to the North of Penrith for a residential development of 89 properties on land located to the North of Raiselands Farm and North of the site Persimmon are currently building 220 new houses is under consideration by Westmorland and Furness Council planning officers.

Plans were originally submitted for the site in 2017 to the former Eden District Council but following updated work the plans for a development of 89 houses with a mix of 2,3 and 4 bedroom properties is now under officer consideration.

The developers plans show an access point on the the A6 will be created along with a link road into the Persimmon development next to the site.

The application has been submitted by local developers Atkinson Homes who have recently developed the site located across the A6.

Network rail has raised some concerns regarding drainage of the land and potential impacts on the WestCoast Mainline as were raised with the neighbouring development previously. The developers have said they will work to mirror implanted measures on the neighbouring development to address the concerns raised by Network Rail.

Westmorland and Furness Council has said that if approved it would require no primary school funding contributions from the development but would require a secondary school education contribution of £327,840 to cover funding contributions for and expected 12 secondary school students.

The council has said this is due to Ullswater Community College already been over subscribed by 60 students and the next nearest school for non selective admissions is Appleby Grammar School.

The outline planning application is due to be decided by planning officers by mid October with an open public planning consultation underway until the 15th of September on the plans.

Full plans can be viewed on the Westmorland and Furness Council planning portal and members of the public can submit views in support or objections on the application online via the council planning portal also.
